First-Time Home Buyers on the Mississippi Gulf Coast
Buying your first home is mostly a sequence of unfamiliar steps, and the Coast adds a few of its own: flood zones, wind coverage, termite bonds. Better Homes and Gardens Real Estate Expect Realty walks first-time buyers through every one of them, from the first credit check to the keys, and we explain what each step costs before it happens.
Talk to an agent about your first homeSearch homes for saleYou probably need less down than you think
The idea that you need 20% down stops more first-time buyers on the Coast than anything else. Most of our first-time buyers put down between zero and 5%. FHA loans start at 3.5%, conventional loans at 3%, USDA loans at zero in the rural parts of all three counties, and the Mississippi Home Corporation offers down-payment help that can cover much of what is left.
What you do need is a plan for the other costs: closing costs, the inspections, the first year of homeowners insurance, and a cushion for the things a landlord used to handle. We go through all of it with you before you tour a single house, so the number on the pre-approval letter is one you are comfortable with.
How our fee works is explained in writing before you tour a home. In many Gulf Coast transactions the seller offers to cover some or all of the buyer's agent fee; where that is not the case, we walk you through the options before you commit to anything.
Local lenders who know these programs
We work with lenders on the Coast who close FHA, USDA and Mississippi Home Corporation loans every month and can usually turn a pre-approval around in a day.
No pressure on timing
Some first-time buyers find a home the first weekend; some take a season. We set up alerts, tour when you are ready and tell you when a house is not the right one.

The loan programs first-time buyers use most here
FHA loan
3.5% down, flexible credit requirements, and the seller can contribute toward closing costs. The most common first-time loan in Gulfport, Biloxi, D'Iberville and Pascagoula.
USDA loan
Zero down for homes in USDA-eligible areas, which on the Coast includes much of Vancleave, Saucier, Kiln, Wiggins and parts of Jackson and Hancock County north of I-10. Income limits apply.
Mississippi Home Corporation
State down-payment and closing-cost assistance for eligible buyers, usually layered on top of an FHA, USDA or conventional loan. Your lender confirms which program fits and the current terms.
Conventional 3% down
For buyers with stronger credit. Mortgage insurance drops off once you reach 20% equity, which FHA insurance does not. Eligible veterans should also look at the VA loan.
Program terms, income limits and eligible areas change. We do not quote rates or approve loans; a lender does. We connect you with one who knows these programs and we stay in the conversation so the loan and the contract line up.
Where the money goes when you buy your first home
| Cost | When | What to expect |
|---|---|---|
| Earnest money | With your offer | A deposit that shows the seller you are serious. It is credited back to you at closing. |
| Home inspection | First week under contract | Paid to the inspector at the visit. Termite and wind-mitigation inspections are usually separate. |
| Appraisal | Ordered by your lender | Required on nearly every financed purchase. Paid up front or at closing depending on the lender. |
| Down payment | At closing | 0% to 5% for most first-time programs; more if you choose. |
| Closing costs | At closing | Lender fees, title, recording and prepaid taxes and insurance. Typically 2% to 4% of the price. Sellers often agree to cover part of it. |
| Homeowners insurance | First year paid at closing | Priced on the Coast by distance from the water, roof age and construction. Flood insurance is separate and may be required by your lender. |
Three Coast-specific things we check for you
- Flood zone and elevation. Zone X, AE or VE changes your insurance cost and whether flood coverage is required. We check the FEMA map and ask for the elevation certificate before you write an offer.
- Wind and hail coverage. Get the homeowners quote during your inspection period, not after. Roof age and shutters matter.
- Termite bond. South Mississippi is Formosan termite country. We ask whether a bond is in place and order a wood-destroying-insect inspection on every purchase.
Your lender gives you a Loan Estimate with exact figures within three business days of your application, and we go through it with you line by line.
Seven steps from renting to owning
Check your credit and your budget
Pull your credit report before anyone else does, so there are no surprises. Then decide on a monthly payment you are comfortable with, including insurance and taxes, not just the loan.
Get pre-approved
A pre-approval letter tells you your budget and tells sellers you are serious. We connect you with a local lender who knows FHA, USDA and the Mississippi Home Corporation programs. Already have a lender? Bring them.
Decide what matters
Commute to Keesler, Ingalls or the hospital. School zone. A yard or no yard. New construction or a house with character. We help you rank them so the search is focused and the compromises are the ones you chose.
Search and tour
A saved search on this site sends you new listings the hour they hit the MLS. We tour together and point out what a first-time buyer usually misses: the roof age, the water heater, the drainage, the neighbor's fence line.
Make the offer
We pull the comparable sales, check the flood zone and the insurance picture, and write an offer with the price, the seller contributions and the contingencies that protect you. Then we negotiate.
Inspect and finance
Home, termite and wind-mitigation inspections and the lender's appraisal all happen in the first two weeks. We negotiate repairs or credits and keep your lender on schedule.
Close and move in
Final walk-through, closing at the title company, keys in hand. Most financed purchases on the Coast close 30 to 45 days after the contract is signed.
Where first-time buyers are finding homes on the Coast
Gulfport, Biloxi and D'Iberville
The largest selection and the widest price range, from established neighborhoods north of the tracks to newer subdivisions off I-10. Short commutes to Keesler, the casinos and the hospitals. Gulfport, Biloxi, D'Iberville.
Pascagoula, Moss Point and Gautier
Some of the most attainable prices on the Coast, minutes from Ingalls Shipbuilding, Chevron and Singing River. Good first-home territory for shipyard and refinery families. Pascagoula, Moss Point, Gautier.

Guides for first-time buyers
First-time buyer questions, answered
How much do I need for a down payment as a first-time buyer?
Less than most people expect. FHA loans start at 3.5% down, conventional loans at 3%, and USDA loans allow zero down in eligible areas. The Mississippi Home Corporation offers assistance that can cover much of the down payment and closing costs for eligible buyers. Your lender confirms which programs you qualify for.
What credit score do I need?
FHA loans are available to buyers with scores in the 580 range and sometimes lower with a larger down payment; conventional loans generally start around 620; USDA guidelines vary by lender. Lenders look at the whole picture, including income, debts and payment history, so talk to one before assuming you do not qualify.
Do I pay the real estate agent?
Agent compensation is negotiable and is explained in writing before you tour a home. In many Gulf Coast transactions the seller offers to pay some or all of the buyer's agent fee as part of the deal; where that is not offered, we go over your options before you commit.
What does a home inspection cover, and do I need one?
Yes. A general home inspection covers the roof, structure, electrical, plumbing and HVAC. On the Coast we also recommend a termite inspection and, for insurance pricing, a wind-mitigation inspection. All three happen in the first week or two under contract, and we negotiate repairs or credits based on what they find.
How do I find out if a home is in a flood zone?
Every Gulf Coast home sits in a FEMA flood zone, and the zone affects insurance cost and whether a lender requires flood coverage. Before you write an offer we check the FEMA map and ask the seller for the elevation certificate.
Can the seller help with my closing costs?
Often, yes. FHA, USDA and conventional loans all allow seller contributions up to a program limit, and on the Coast it is common to negotiate a contribution as part of the offer. We build it into the offer strategy from the start.
How long does it take to buy a first home?
From accepted offer to closing, most financed purchases take 30 to 45 days. The search is the variable; some buyers find the right house in a weekend and some take a season. There is no rush on our side.
What is the first step?
Call (228) 215-1861 or send us a note through the contact form. We will talk through your timeline and budget, connect you with a lender who knows first-time programs if you need one, and set up a search that sends you new listings as they go live.
Ready to find out what you qualify for?
One conversation with an agent and a local lender tells you your budget, the programs you fit and what the first months would cost. No pressure and no obligation.
